January 2015 Month End Uxbridge Real Estate Market Update

With the limited number of sales that take place in Uxbridge each month one should recognize that the average sale price is not the best indicator of what is happening to home values in your neighbourhood 
 
Looking at the average sale price year over year for January for example we see a 20.93% drop in our Uxbridge average sale price. One's immediate thought might be the financial situation created by the dropping oil prices is rapidly driving home values down. 
 
One clue that this is not necessarily the case can be found in the median home sale prices, the halfway point between the highest and the lowest sale price for the month. Here we see that while down considerable from 2014 (a year filled with anomalies) it is only slightly down from 2013 and up from the years prior to that. 
 
Another clue is the fact that homes priced properly are selling very quickly, some over asking, at prices much higher than last year. 
As always the best indicator of what is happening to the value of your home is to have comparative market analysis done by a competent Realtor®

2014 First Quarter Trends

Where Do We Go From Here?

 

The first quarter of 2014 produced some unusual trends for the Uxbridge real estate market.

 

In looking at 3 of the last four years we see that sales along with new listings and active listings all were on an upward trend in the first quarter.

 

To the contrary this past quarter we saw sales follow the trend but the number of new listings and active listings declined. 

 

While the number of sales in Uxbridge in any given month is generally not large enough to predict accurate trends in values we do know that supply and demand can effect the price. If the current trend for sales continues to climb and the current trend for listings continues shrinking we can expect prices to rise even more.

 

On the other hand if the trends we have seen in the second quarter in the past, where the number of sales levels off but listing inventory continues to grow, come into play that price growth will become moderate or even level off

 How Is The Real Estate Market These Days

 

Understanding the Statistics

 

We are often asked "How are homes selling these days?

There is no simple answer to that question. To understand the complexity of the data involved perhaps we should look at Homes Sales and their relationship with the number of listings or Homes Available For Sale. Looking at the infographic below we can see that while there are peaks and valleys in the number of homes sold on average there are less than 29 per month and that the number of sales peaks at different times but generally in the first six months of the year.

 

Perhaps the best way to determine "How are homes selling these days?" is to look at the percentage of homes that have sold relative to the number of active listings.

 

Looking once again art the infographic below we can see that on average less than 23% of the homes available sell. On a weekly basis that would equate to less than 5.5% of the active listings selling. However if we look at the percentage of homes that sell during any given month we can see that historically that number has ranged any where from 11.39% to 35.34% with the highest and lowest both in 2013. In three of the last 4 years the lowest percentage of active listing to sell has been in September. While the highest number is generally in the spring there is no stand out month as it has varied from year to year.

 

It is also interesting to note that the percentage of active listings that sell generally rises and falls with the number of active listings.

The Uxbridge Real Estate Market - The Year In Review - #4 in a Series

 

Seasonal Trends.

The following graphs combine 3 aspects of the housing market in Uxbridge, to show trends over a short time frame in the last year. While you will find variations from year to year there is a fairly typical trend to all three aspects in each quarter.

 

  

Looking at the First Quarter of this year active listings as well as sales were all trending upward at relatively the same rate. This is typical of a very stable market.

1st Quarter 2013

 

In the Second Quarter of this year sales numbers rose to their highest for the year but the competition for buyers grew as active listings grew over the quarter and the number of sales did not. This type of market generally favours the buyer.

 

Understanding the Statistics

You may ask yourself why the number of sales and new listings did not change a lot, yet the number of active listings continued to climb.  If you remember in an earlier post we spoke about the number of homes that show as new listings but are actually ones that expired or were terminated and then re-listed. With the spring market being traditionally one of the best many homes that had been on the market earlier may simply have been re-listed with new spring pictures instead of the winter ones thus distorting the new vs active listing ratios and trend lines.

2nd Quarter 2013

 

The Third Quarter saw a dropping number for sales but a still increasing number of active listings. This type of market is definitely a good real estate market for a buyer who was looking to buy in a less competitive market place

 

3rd Quarter 2013

 

The Fourth Quarter while a little different in numbers is consistent with the last quarter of 2012 as seen below

 

4th Quarter 2013

 

 

Looking at the Last Quarter of 2012 the number of active listings were trending lower at about the same rate as sales and new listings were trending lower at a slower rate than sales.

 

This type of market reflects a fairly stable market with the spread between active listings and buyers (who bought) remaining fairly consistent.

All in all the stats would indicate we are looking for an encore performance this upcoming year unless we see a dramatic change in the overall economy or in interest rates.

 Average Sale Price Of Homes

 

The chart below graphically shows that, for Homes For Sale in Uxbridge, the Average Sale Price has been higher than those of the previous three years in seven of the last 12 months. With close to $150,000 difference between the low in March and the high in October you may think that Uxbridge sale prices are not very stable or that  March was the best time last year to buy. In reality we enjoy a fairly stable market here with a reasonable price growth annually. Looking at the average sale price for the past year gives us a better indication of what is happening to home values in Uxbridge.

Looking at monthly average home sale prices for a small market place like Uxbridge can often give the wrong impression. Notice in the second chart the small number of sales in any given month. Because Uxbridge is so diverse and the number of sales is low a few sales on the low or high end can drastically alter the average sale price seen in the first chart.

Days On The Market

In looking at the chart below you will see that average days on the market for homes in Uxbridge dropped considerably in January, February, July, August, November and December and was down slightly in March, May and October.

When we look at the 12 month rolling averages we see that the market generally continues to tighten up with the average days on the market dropping from 62 down to 40 over the last three years.

Understanding the Statistics

"Recently a consumer asked "is the average days on the market chart based on what month the house was listed?"

The short answer to the question "is the average days on the market chart based on what day the house was listed" is yes for the current listing of a property. That is to say if a listing is cancelled or expires and is re listed and sold only the total number of days on the market for the new listing are counted. The end result is ..... it is possible for a home to be on the market for a long period of time but show up in the statistics as sold in as little as one day.

This is the first in a series of posts that will take you behind the numbers you see published in the news as we look at a year in review.

What Potential Buyers Were Looking At:

This review is one you will not see published by any real estate board, as it looks at what potential buyers are looking at on one of our web sites. The chart below graphically shows the average ($785,517) and median prices ($634,900) of Homes For Sale in Uxbridge that Potential Buyers were looking at throughout the year.

The 2013 average and median figures for the year are up over $100,000 compared to 2012

Understanding the Statistics

With the December average price almost touching the One Million Dollar Mark, you might think that Uxbridge Home Prices are headed through the roof. Even the more realistic median prices of $749,950 is pushing it. 

Looking behind the scene we can see that the number of people looking in December was down considerably, as we expected, but the number of people looking at higher priced homes was actually up.

When we look behind the numbers on the chart we are able to see that both of these numbers are larger because of the number of homes viewed that exceed the Million Dollar Mark. A full one third of the properties viewed ranged upwards from 1 and 1/4 million dollars to 3 and 1/4 million dollars. In November the number over One Million Dollars was 22% and in January it was only 11%

With 23 sales recorded for the month of November we see that Uxbridge sales have droped back from last months high of 37. Looking at the figures for Uxbridge home sales year to date we see they are up slightly over last year. With 37 sales recorded for the month October saw Uxbridge sales bounce back from last months low of 18. Sales volume, average and median prices were all up dramatically over the past three years. Looking at the figures for Uxbridge home sales year to date we see they are also up. While sales were slow in September 258 homes have sold Year to date to the end of September this year, that's up from slightly from the the 253 at the end of September in 2012,  the total number of new listings, 506, is also up from last year and the Percentage of homes selling continues to rise year over year.

May was the beginning of the current trend where we see the numbers of home for sale being higher than in 2012. This trend has continued through the last three months but increasing sales have offset that reducing the number of days on the market for homes in demand areas. 

 241 homes sold to the end of August this year, up from the the 235 at the end of August 2012 while the total number of new listings of 447 is also up from last year the Percentage of homes selling continues to rise year over year.

The number of homes for sale in the first four months of the year was the lowest it has been since 2010, however we began to see a shift in the market in May. May was the begining of the current trend where we see the numbers of home for sale being higher than in 2012.  This trend has continued through June and now July. 

Meanwhile 207 homes have sold to the end of July this year, the same as the end of July 2012 and the total number of new listings of 406 is just one less than last year.

With thoughts of summer activities occupying our minds we generally see market activity taper off for the next few months.

 

June Figures

Currently there are 147 properties for sale in Uxbridge. This is down from the end of the month and also down from the peak in June as well as the peak for the year to date, of 161. In June the Number of Days on the market rose slightly from 36 in May to 38. The number of homes sales Rose from 33 in May to 42 in June helping to reduce the number of homes available.

In June the average priced home for sale that our web site visitors checked out in detail was $861,235.  The median list price of homes where potential buyers looked at the details of a home was $644,450.00 Homes viewed ranged from $154,900.00 to $3,980,000.00

The Numbers To Watch

The number of homes for sale ... Currently there are 150 properties for sale in Uxbridge, up from 148 a few days ago and 141 at month end, and up significantly from the 116 homes available at the end of April.

The number of homes SOLD ... While the number of homes for sale continues to the number of sales dropped from 41 in April to 33 in May.

 

Homes that are priced for today's market are still selling quickly while overpriced listings are languishing adding to the build up in listings.

Sales also increased to 41 locally with an average saleprice of $519,474 which is up from April in 2012 where the average was $519,686 or just over 1/2%. Listings Viewed

 

With only one month left this year potential buyers looking at the details of homes for sale on just one of our listing web sites continues to outstrip last years numbers with 36% more homes viewed already this year than the entire year last year.

Statistics from the same site indicate the number of all listings viewed is up over 13.5% from November of 2011 and up 49% for the year to date.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed continues to grow  at a steady but faster pace than last year as the overall growth rate in 2011 tapered off starting in July .

Short term Trends

 

It's interesting to note while the long term listings viewed trend (above) continues to grow the short term trend for homes viewed (below) was reversed for both 2nd and 3rd qurters an so for for the 3rd quarter as well. While all three quarters start off much higher and trend lower they are still considerably above last years figures adding to the overall long term growth at a faster pace than last year.

With only two months left the number of listings viewed is already in excess of the total number viewed in 2011 despite the fact that we drive traffic to this site that features more listings.

 

Statistics from one of my listing web sites indicate the number of all listings viewed is up almost 35% for the year to date and up over 100% for the month of October 2011.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed is growing at a faster pace than last year.

Statistics from one of my listing web sites indicate the number of all listings viewed is up over 28% from September of 2011 and up almost 49% for the year to date.

Uxbridge, Ontario - Tax Reminder Notice

 

The first installment of your Uxbridge property taxes are due today Monday February 28th, 2011.

 

Failure to pay them on time will result in an immediate penalty of 1.25%. unfortunately there are no exceptions and failure to recieve a tax notice does not excuse you the taxpayer from the responsibility of ensuring your taxes are paid on time.

 

You can ensure You only pay your fair share by understanding how your property is assessed and ensuring that your assessment is fair and equitable. You have until March 31st 2011 to file a request for reconsideration if you feel your assessment is not correct. Forms are available on the MPAC web site at www.mpac.ca

Home Energy Retrofit Grants - Deadlines for Eligibility

 

The federal and provincial governments provided an opportunity for home owners to apply for grants for homeowners who undertake renovations that improve the energy efficiency of their homes.  

While it may be too late for some if you have had your initial audit completed but have not finished your updates or had your post retrofit audit done the deadline for doing so is fast approaching. These programs are coming to a close as of March 31, 2011.  See deadlines for eligibility below.

 

Details

 

  • Before undertaking any renovations, homeowners must first have an energy audit of their home performed by a licensed service organization (list of auditors provided at government web site address provided below) ..... BEFORE March 31, 2010. The evaluation report provided customized recommendations for renovations to improve the energy efficiency of the home.  Once the homeowner had completed the renovations, a second audit must be undertaken within 18 months of the first one to determine the change in the home's energy efficiency.

  • Deadlines for eligibility:  Home energy retrofit grants are provided by both the federal and provincial governments.  Both programs are ending as of March 31, 2011.  To be eligible for federal grants, homeowners must have booked a pre-retrofit audit BEFORE March 31, 2010 and have the post-retrofit audit completed by March 31, 2011, or within 18 months of the date of the pre-retrofit evaluation (whichever comes first).   Homeowners who booked a pre-retrofit audit AFTER March 31, 2010 can only access grants from the provincial government, but must also complete their post-retrofit audit completed by March 31, 2011.
