January 2015 Month End Uxbridge Real Estate Market Update

With the limited number of sales that take place in Uxbridge each month one should recognize that the average sale price is not the best indicator of what is happening to home values in your neighbourhood 
 
Looking at the average sale price year over year for January for example we see a 20.93% drop in our Uxbridge average sale price. One's immediate thought might be the financial situation created by the dropping oil prices is rapidly driving home values down. 
 
One clue that this is not necessarily the case can be found in the median home sale prices, the halfway point between the highest and the lowest sale price for the month. Here we see that while down considerable from 2014 (a year filled with anomalies) it is only slightly down from 2013 and up from the years prior to that. 
 
Another clue is the fact that homes priced properly are selling very quickly, some over asking, at prices much higher than last year. 
As always the best indicator of what is happening to the value of your home is to have comparative market analysis done by a competent Realtor®

2014 First Quarter Trends

Where Do We Go From Here?

 

The first quarter of 2014 produced some unusual trends for the Uxbridge real estate market.

 

In looking at 3 of the last four years we see that sales along with new listings and active listings all were on an upward trend in the first quarter.

 

To the contrary this past quarter we saw sales follow the trend but the number of new listings and active listings declined. 

 

While the number of sales in Uxbridge in any given month is generally not large enough to predict accurate trends in values we do know that supply and demand can effect the price. If the current trend for sales continues to climb and the current trend for listings continues shrinking we can expect prices to rise even more.

 

On the other hand if the trends we have seen in the second quarter in the past, where the number of sales levels off but listing inventory continues to grow, come into play that price growth will become moderate or even level off

With 23 sales recorded for the month of November we see that Uxbridge sales have droped back from last months high of 37. Looking at the figures for Uxbridge home sales year to date we see they are up slightly over last year. With 37 sales recorded for the month October saw Uxbridge sales bounce back from last months low of 18. Sales volume, average and median prices were all up dramatically over the past three years. Looking at the figures for Uxbridge home sales year to date we see they are also up. While sales were slow in September 258 homes have sold Year to date to the end of September this year, that's up from slightly from the the 253 at the end of September in 2012,  the total number of new listings, 506, is also up from last year and the Percentage of homes selling continues to rise year over year.

May was the beginning of the current trend where we see the numbers of home for sale being higher than in 2012. This trend has continued through the last three months but increasing sales have offset that reducing the number of days on the market for homes in demand areas. 

 241 homes sold to the end of August this year, up from the the 235 at the end of August 2012 while the total number of new listings of 447 is also up from last year the Percentage of homes selling continues to rise year over year.

The number of homes for sale in the first four months of the year was the lowest it has been since 2010, however we began to see a shift in the market in May. May was the begining of the current trend where we see the numbers of home for sale being higher than in 2012.  This trend has continued through June and now July. 

Meanwhile 207 homes have sold to the end of July this year, the same as the end of July 2012 and the total number of new listings of 406 is just one less than last year.

With thoughts of summer activities occupying our minds we generally see market activity taper off for the next few months.

 

June Figures

Currently there are 147 properties for sale in Uxbridge. This is down from the end of the month and also down from the peak in June as well as the peak for the year to date, of 161. In June the Number of Days on the market rose slightly from 36 in May to 38. The number of homes sales Rose from 33 in May to 42 in June helping to reduce the number of homes available.

The Numbers To Watch

The number of homes for sale ... Currently there are 150 properties for sale in Uxbridge, up from 148 a few days ago and 141 at month end, and up significantly from the 116 homes available at the end of April.

The number of homes SOLD ... While the number of homes for sale continues to the number of sales dropped from 41 in April to 33 in May.

 

Homes that are priced for today's market are still selling quickly while overpriced listings are languishing adding to the build up in listings.

May 2013

"The annual rate of price growth in May was not surprising given the competition that still exists between buyers, particularly for low-rise home types such as single-detached and semi-detached houses. We remain on track for a three-and-a-half per cent increase in the average selling price for 2013 as a whole," said Jason Mercer, TREB’s Senior Manager of Market Analysis.

The number of active buyers looking at homes for sale on one of our web sites in Uxbridge is holding steady while the number of homes for sale continues to climb. Potential purchasers looking at listing details Year to date is are tracking just above2011 but below 2012 numbers. If the current trend continues we will see fewer potential buyers looking at the details of homes for sale this year than we have seen in the last two years.

Greater Toronto Area (GTA) Real Estate Market Update - March 2013

 

While Sales have dropped year over year for March the average price continues to climb.
 

The Average Selling Price for homes in the GTA .....up 3.8% for the same period last year

Over all sales numbers..... Down 17% for detached homes during the same period last year.
 

The drop in sales numbers has been partially attributed to three factors one is the shortage of listings in some market segments two being the stricter mortgage lending guidelines, the third is the additional land transfer tax imposed by the City of Toronto.

The Average Selling Price for homes in the GTA ..... up 2.1% for the same period last year

All property types saw average prices decrease

Over all sales numbers..... Down 15.4% for detached homes during the same period last year and With Condo Apartments seeing the largest drop of 20.2% for Condo Apartments over the same period last year.

All property types except Condminium apartments saw average prices increase

 

Over all sales numbers..... up slightly 0.7% for detached homes during the same period last year and down 5.1% for Condo Apartments over the same period last year. There were 4375 reported transactions through the Toronto Real Estate Boards MLS® system

The Average Selling Price for homes in the GTA ..... up over 6.5% for the same period last year

 

All property types saw average prices increase except for Condominium Apartments with a slight drop of just under 1%

 

Over all sales numbers..... down 13.2% for detached homes and as much as 26.7% for Condo Apartments over the same period last year. There were 3690 reported transactions through the Toronto Real Estate Boards MLS® system

Listings Viewed

 

With only one month left this year potential buyers looking at the details of homes for sale on just one of our listing web sites continues to outstrip last years numbers with 36% more homes viewed already this year than the entire year last year.

Statistics from the same site indicate the number of all listings viewed is up over 13.5% from November of 2011 and up 49% for the year to date.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed continues to grow  at a steady but faster pace than last year as the overall growth rate in 2011 tapered off starting in July .

Short term Trends

 

It's interesting to note while the long term listings viewed trend (above) continues to grow the short term trend for homes viewed (below) was reversed for both 2nd and 3rd qurters an so for for the 3rd quarter as well. While all three quarters start off much higher and trend lower they are still considerably above last years figures adding to the overall long term growth at a faster pace than last year.

In looking at the chart below you will notice the average value of homes viewed is slightly lower than last month but is still up over the same month last year. This is not necessarily an indicator that values are Rising or Falling ..... it is simply a reflection of the values of properties that are currently being viewed.

With only two months left the number of listings viewed is already in excess of the total number viewed in 2011 despite the fact that we drive traffic to this site that features more listings.

 

Statistics from one of my listing web sites indicate the number of all listings viewed is up almost 35% for the year to date and up over 100% for the month of October 2011.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed is growing at a faster pace than last year.

This past Month has seen the number of listing details viewed more than double that of last year (chart below) pushing the spread between the number for the year to date even higher than last year (chart above)

In looking at the charts below you will notice the average value of homes viewed is slightly higher than last month and considerably higher over the same month last year. This is not necessarily an indicator that values are Rising ..... it is simply a reflection of the values of properties that are currently being viewed. Notice also the higher volatility in last years chart compared to this years

With three months left the number of listings viewed is already in excess of the total number viewed in 2011 despite the fact that we drive traffic to our newer listing site that features more listings.

 

Statistics from one of my listing web sites indicate the number of all listings viewed is up over 28% from September of 2011 and up almost 49% for the year to date.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed is growing at a faster pace than last year.

February 2012 Mid Month Market Update

 

With 14 sales to date this month the average sale price for the month to date is $411,179.

 

There are currently 112 properties for sale in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr,  ranging in price from $169,900 to $4,490,000

 

February Web site visitor activity is up slightly on our two older sites from February 2011 ..... When you add in the visitors to our new sites the total number of visitors is up over 65%

 

In looking at the chart below you will notice the average value of homes viewed is down from last year. This is not an indicator that values are dropping ..... by looking at the minimum and maximum list price of properties you will see it is a reflection of the values of properties that are being viewed.

There are currently 104 properties for sale in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr,  ranging in price from $169,900 to $2,150,000

 

January has seen web site visitor activity pick up from January 2011 ..... if the current traffic levels continue we will see almost double the number of visitors this month over the same month one year ago

In looking at the chart below you will notice the average and median values of homes viewed is down from last year. This is not an indicator that values are dropping,  by looking at the minimum and maximum list price of properties you will see it is a reflection of the values of properties that are being viewed.

Mid Month Market Update - November 2011

LOCAL MARKET UPDATES

There are currently 131 properties for sale in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr,  ranging in price from $179,900  to $4,490,000 

November has seen web site visitor activity slow down from October 2011 and slow down locally for the first half of the month over November 2010 ..... There has been a Rise in the average price of homes viewed from last month which can be attributed to the number of properties viewed between 1 and 2 Million Dollars as the median price  dropped slightly ($4,000.00)

GTA Real Estate Market Update For Mid November 2011

 

The Average Selling Price for homes in the GTA $481,548 up from $475,743 in mid October


..... And UP 10 percent over the same period last year

Over all sales numbers UP 13% over the same period last year with 3,379 existing home sales to mid November 2010

Year Over Year new listings have risen 16% to 6,249 .....  Average home prices are expected to rise to $485,000 mark next year.

Buyers Report January 2011

What Did Potential Buyers Look At In January?

 

The number of listing viewed, of homes for sale, was up by 17.39 % in January of this year over January last year.  (based on the number of individual listing details viewed on one web site)  The average price of homes viewed was $590,208 up 39.44% over January of last year. 

 

Here is a look at the median and average list price of homes viewed on one of my listing web sites here in Uxbridge.

 

 

The Toronto Real Estate Board reports a total of 19  home sales in Uxbridge in January with an average sale price of $388,947.  14 of the sales were detached single family homes with an average sale price of $419,214 and a median sale of $452,500. The report also has 3 townhouse sales in Uxbridge with an average sale price of $325,667 and a median price of $282,000.

Buyers Report 2010-12

What Are Potential Buyers Looking At?

Just before The Toronto Real Estate Board puts out the monthly sold statistics for the GTA here is a look at the median and average list price of homes viewed on one of my listing web sites here in Uxbridge.

 

The median price tells us that 50% of the potential home buyers were looking above $439,900 and 50% were looking under $439,900. Meanwhile the average list price they looked at was $697,955

 

While the sampling is small compared to the thousands of data points that TREB analyzes it does provide an idea of what people are looking at in and around Uxbridge.

 

This data contains all listings viewed including  some very high end properties for the area.
