Uxbridge Real Estate Market Update Month End November 2015

The number of active listings continues to lag well behind the seasonal numbers with a 43.56% drop from November last year while sales year to date and for the month are both up slightly.  

 

YTD the number of new listings Dropped significantly last month  by 16.13%  from last year with sales YTD, are still up slightly, but still in line with the past several years.

 

Meanwhile average prices for homes sold in Uxbridge continues to climb with the average price YTD up 5.54% over last year.

As we get closer to the end of the year the number of new listings is begining to drop as they usually do.

 

YTD the number of new listings is up slightly (0.59%) over last year with sales YTD, also up slightly, but still in line with the past several years.

 

The number of active listings continues to lag well behind the seasonal numbers with a 31.67% drop from last year creating a sellers market for the near term.

 

Meanwhile average prices for homes sold in Uxbridge continues to climb  with the average price YTD up 5.97% over last year.

The number of new listing is begining to rise but still not enough to give us a balanced market

 

Active listings continues to lag well behind the seasonal numbers creating a sellers market for the near term.

 

Meanwhile average prices for homes sold in Uxbridge continues to climb  with the average price YTD up 4.88% over last year. The number of new listings YTD is up slightly at 1.93% over last year and sales YTD, while down slightly, are still in line with other years.

I was recently asked if the drop in the stock market affected home sales in Uxbridge?

 

While I'm not an economist I can tell you that  the number of homes sold in Uxbridge In August 2015 was down 35.9% from July 2015 but in 2014 that drop was only 3.57% for the same time period.

 

Meanwhile average prices for homes sold in Uxbridge continues to climb  with the average price YTD up 5.38% over last year. The number of new listings YTD is up slightly at 3.18% and sales YTD, while down slightly, are still in line with other years

Developing Trends

The number of homes selling each month in Uxbridge has not followed historical trends this year and this past month was no exception. Homes sales in July rose by 25.8% over June this year while last year home sales in July dropped by 33.33% from June. 

Despite the volitility in the number of sales each month the 206 sales to date this year are right in line with the last three years
