2012-11 Month End Uxbridge Real Estate - Buyers Activity Report

Listings Viewed

 

With only one month left this year potential buyers looking at the details of homes for sale on just one of our listing web sites continues to outstrip last years numbers with 36% more homes viewed already this year than the entire year last year.

Statistics from the same site indicate the number of all listings viewed is up over 13.5% from November of 2011 and up 49% for the year to date.

 

Long Term Trends

 

In looking at the year to date chart below we see the number of listing details viewed continues to grow  at a steady but faster pace than last year as the overall growth rate in 2011 tapered off starting in July .

Short term Trends

 

It's interesting to note while the long term listings viewed trend (above) continues to grow the short term trend for homes viewed (below) was reversed for both 2nd and 3rd qurters an so for for the 3rd quarter as well. While all three quarters start off much higher and trend lower they are still considerably above last years figures adding to the overall long term growth at a faster pace than last year.

In looking at the chart below you will notice the average value of homes viewed is slightly lower than last month but is still up over the same month last year. This is not necessarily an indicator that values are Rising or Falling ..... it is simply a reflection of the values of properties that are currently being viewed.

 

Price Range

 

The Two graphs below represent the average and median price range of homes that potential buyers are looking at on one of my web sites.
